Frequently Asked Questions
Everything you need to know about protesting your Travis County property taxes.
How much does this cost?
Our fee is 20% of your actual tax savings — no minimums, no upfront costs. If we don't reduce your tax bill, you pay $0. We adjust our fee to account for your active exemptions (homestead, over-65, etc.) so you're never charged for a reduction that doesn't lower your actual bill.
What's the deadline to file a protest?
The deadline to file a protest with TCAD is May 15, 2026, or 30 days after you receive your Notice of Appraised Value, whichever is later. We recommend signing up as soon as you receive your notice.
Do I need to attend a hearing?
No. When you sign up, you authorize us to act as your agent. We handle the filing, evidence submission, and hearing attendance. You don't need to take time off work or prepare anything.
How do you determine if my property is over-assessed?
We analyze TCAD's assessment data for all Travis County properties. We compare your home's assessed $/sqft against comparable properties (similar size, age, and location). We also look for condition issues, lot factors, and other adjustments that mass appraisal misses.
What are my chances of winning?
In Texas, 60-80% of property tax protests result in a reduction. The success rate is even higher when evidence is well-prepared. Our AI builds professional evidence packets using the same comparable sales and market data that TCAD appraisers use.
What if my property doesn't look over-assessed?
Even properties near the neighborhood median can benefit from a protest. Condition issues (old roof, foundation problems, dated kitchen), negative location factors (busy road, power lines), and features your comps have that you don't can all justify a reduction. Sign up for a free full analysis.
How is this different from Ownwell or other services?
Three ways: (1) We charge 20% vs their 25-40%. (2) We never auto-enroll you for next year or charge for market-driven reductions. (3) We're local to Austin and specialize in Travis County — we know TCAD's methodology inside and out.
What information do you need from me?
Just your address and phone number to get started. We pre-fill your property details from TCAD data. You can optionally add photos of condition issues or other factors to strengthen your case, but it's not required.
How long does the process take?
Sign-up takes 2 minutes. We generate your evidence within 24 hours and file your protest immediately. The hearing is typically scheduled 4-8 weeks after filing. Most cases are resolved by late summer. You can track everything from your dashboard.
What if I already filed my own protest?
If you've already filed, you can still authorize us as your agent to handle the hearing and evidence. Contact us and we'll take over your existing protest.
Can I protest if I have a homestead exemption?
Absolutely. A homestead exemption and a property tax protest are completely separate. The exemption reduces your taxable value; the protest challenges the assessed market value. You should do both.
What is the tax rate in Travis County?
The combined property tax rate in Travis County is approximately 2.19%. This includes county, city, school district, and other taxing entities. A $10,000 reduction in assessed value saves you about $219/year.
When do I pay?
Only after your savings are confirmed. Once TCAD issues their final determination showing a reduced assessment, we calculate your savings and send you an invoice. You can pay online from your dashboard.
What if I'm not satisfied with the result?
If TCAD offers a reduction but you think it should be more, we'll advise you on whether to accept or take it to the Appraisal Review Board (ARB) for a formal hearing. You always make the final decision.
